Renting in the Netherlands with a job

  • Searching before you land

Set your city and budget once. New apartments reach your inbox wherever you are, so you can book the viewing before you arrive.

  • The income rule

Most landlords ask for a gross income of three to four times the rent, and an employer's statement or your contract. Have both ready as PDFs before you respond.

  • No fake landlords

Never pay a deposit before you have seen the home, in person or on a live video call, and signed a contract. A deposit is one or two months' rent, paid to a named bank account.

  • Furnished, unfurnished or shell

Dutch ads distinguish furnished (gemeubileerd), unfurnished with floors and curtains (gestoffeerd) and shell (kaal): no floors, no lamps. The full text of every listing says which.

  • Registration (BRP)

You register at your address with the municipality (BRP) to get your citizen service number (BSN), which your employer, bank and health insurer need. Ask before you sign whether registration is possible.

  • Speed decides

In the big cities an apartment draws dozens of responses on its first day and viewings fill within hours. The alert that reaches you first is the one that gets you in.

Questions from expats

Yes. The site, the alerts and the support are in English, you pay by card or iDEAL, and the emails reach you wherever you are. Most people start searching from their home country.

Usually a gross monthly income of three to four times the rent, sometimes shown as a yearly figure. A signed contract or an employer's statement counts; a job that starts next month usually counts too. The listing text often names the exact rule.

A copy of your passport, your employment contract or an employer's statement, your last payslips if you have them, and a short introduction of yourself. Landlords reply to the first complete responses, so have them ready as PDFs.

Furnished (gemeubileerd) has furniture and kitchenware. Unfurnished (gestoffeerd) has floors, curtains and lamps but no furniture. Shell (kaal) has none of those: you bring the floor. Check which one the ad means before you plan a budget.

Everyone who lives in the Netherlands for longer than four months registers at their address with the municipality. That gives you a citizen service number (BSN), which you need for a bank account, a job, insurance and healthcare. Ask whether registration is possible before you sign.

Never pay before you have seen the home, in person or on a live video call, and signed a contract. Pay deposits by bank transfer to a named account, never in cash or through a money transfer service. Every listing on RentQuick links to the original ad, and you can report a suspicious one to us.

Yes, you can cancel your subscription at any time from your account page. There is no notice period and you keep access until the end of your paid period.
